The CU lis located in the basement, so there will be a need to cable up to the garage which is one level above and about 20 foot away horizontally. It is a 200 Amp board (110v) with plenty of spare slots, so there should be no problems there. Much easier to do this work now, before the plasterboard and floors go in than carrying out the task retrospectively.

HI Derek. Timber prices were over treble the pre-COVID rates. I'd agreed a pause on the build for 2-3 months with the builder to allow prices to subside. He waited a couple of weeks but then got back to building, He said that he'd saved a bunch of money by sourcing the materials from different suppliers, biased on who was cheapest (rather than getting all of the content from the same supplier). He told me that some of the boards came from Home Depot (like B&Q). I think that cash is a bit tight for him right now so he decided that he'd sooner get paid in October on a reduced amount than wait for January to get nearer to his normal mark-up. Our budget for the interior fit-out (kitchen, tiles, electrical fittings, appliances, plumbing fixtures, flooring etc.) have all spiked in price and we are on the hook for any overspend

A used EV won't automatically yield savings, as a replacement battery pack for a Nissan LEAF starts around $3,500 USD. And that's for a straight swap 30kWh pack. Changing to an upgraded 40kWh or 62kWh pack adds another 2-3K USD to that for each step up.
#17 and #20 Agree with you guys - being wired and ready for EV charging is going to be important for selling a home. Not long before new buyers demand it.
That's often driven from the local planning authority, trying to promote more sustainable transport by limited parking spaces in new developments. Unfortunately in most cases they haven't linked that buses are awful modes of transport if you actually need to be somewhere at a specific time and cycling usually isnt viable for most people.

Hope your building materials gone down in price Steve. Building materials gone up hell of a lot in IOM some timber has doubled in price
